Structure

The strength of the home is provided by the Structure. The structure includes two main components: the foundation and the wall/framing system.  Each of these components is critical in providing the building with long lasting stability. Major defects in the structure are extensive and costly to repair. We will evaluate the condition of the structure and report to you on any defects.

Roofing Systems

The main objective of the Roof System is to protect all the components of the house from moisture penetration. There are many roof styles and finish materials on existing buildings. We will evaluate each style and material for wear, leaks, former repairs and other deficiencies. 

When roofing problem goes undetected, it will cause costly damages to other components/ systems of the building. We will evaluate the condition of the roof and report to you on any defects.

Mechanical Systems

The mechanical system of the house is designed to provide a comfortable and safe living environment. (A/C, water heater etc).

Each mechanical system has many components and there are many types of each system currently installed in existing homes. We will evaluate the safe operational condition of each system and report any defects discovered.

Plumbing

The plumbing system consists of three systems: (1) water supply, (2) drain and waste disposal, (3) vent system. There are many piping types currently in use in existing buildings. Some of these pipes are no longer in use due to premature failures, class action law suits, ect. We will inspect and operate the fixtures checking the overall condition of the system. Leaking pipes, dripping valves, clogged drains, reversed hot and cold water supplies valves, ect. and report to you on any defects.

 Electrical

The electrical system is designed to provide a convenient living environment. The electrical system in a hazardous system and therefore should be checked for safety. We will inspect the electrical service equipment, general circuit wiring, distribution panels, disconnect panels, light fixtures, ceiling fans, switches & receptacle outlets, GFCI and AFCI breakers. We will evaluate the condition of the electric system and note any defects.

Attic

The Attic is the uppermost portion of the home which still remains on the interior (under the roof). Attics are often used by homeowners for storage and sometimes finished for additional living space (if construction style allows). When an attic is unfinished and accessible we will inspect for water leaks, wiring issues, A/C ducting, hurricane straps, insulation, venting, pest or rodent entry, etc.and report to you on any defects.

Exterior

The Exterior of the home protects the interior. The exterior components include: roof, siding, trim, gutters, downspouts, windows, garage, electrical, plumbing, A/C, structure, decks, patios, grounds and related items. Each of these items is inspected for its condition and how it relates to the dwelling. Defects in exterior components will affect other components of the home. We will evaluate the condition of the exterior and report to you on any defects.

Interior

Interior components of the structure include all the various rooms and related items, which are not covered in other aspects of the inspection on the interior of the dwelling. We will go through each room including all visible and accessible areas of the structure looking for problems This is an important part of the inspection because symptoms of larger problems are often visible in the various rooms such as roof or plumbing leaks may be noticed on the ceilings

Kitchen

The Kitchen is often considered the heart of the home. This is where the majority of Americans spend most of their time when indoors and not sleeping. Kitchens, which were installed using substandard materials and poor installation techniques will be a source of future problems. Recent cosmetic repairs will be looked at carefully to determine the quality of work and whether or not they were done to mask a more serious problem. We will look for water damage around the sink, dishwasher and refrigerator, as well as for safety hazards and report to you on any defects.

Bathroom

The Bathroom of the home can be one of the most expensive areas to replace/ repair or refurbish. We will test the valves, inspect the fixtures and scan all tiled areas, shower pan and walls for moisture leakage or presents using moisture detector device. We will advise you of visible defects and alert you to hidden problems.

Garage

The Garage is considered a component of the exterior of the home and is usually where the main electrical panel, water heater and sometimes the air-handler(s) are located. We will inspect the floors, walls and ceilings for non-typical cracks and gaps as well as the garage to house entrance door and garage overhead door(s) for proper alignment, photoelectric eye and pressure switch. We will evaluate the overall condition of the garage and report to you on any defects.

Grounds

Inspection of the Grounds surrounding the structure will include items such as grading for drainage, patios, landscaping (retaining walls and other alterations to the natural flow of the property), trees and bushes which may have an effect on the home and all other items as they relate to the exterior of the house.
