More and more, sellers are opting to have their homes inspected prior to listing for sale with a Realtor®, as a way to stand out in a competitive selling market. Pre-listing inspection will give you an accurate picture of your home and helps you and your agent to set a fair asking price. You have the choice to either make the repairs or adjust the price accordingly. Any negotiations over additional repairs are done as part of the initial deal, and don’t become points for last-minute haggling, because everyone has the same information right from the beginning and there are no surprises cropping up at or before closing.

Inspections have traditionally been done by the buyer as one of the final steps toward closing, which can be stressful for all concerned. If an inspection done as part of a contingency clause reveals issues which have not been previously addressed, closings can be delayed and sometimes the deal doesn’t go through at all. Re-negotiations over price and repairs can stand between you and closing your deal.

By proactively having you home inspected by EZ Building Inspectors, you will be ahead of the competing properties.

A pre-listing inspection also allows your Realtor® to announce in the Multiple Listing Service (MLS) that your home has already been inspected. Statistics show that 87% of the interested buyers of pre-inspected homes do not hire a home inspector to inspect for themselves. You also have the ability to offer the full inspection report w/ color photos to interested buyers as a sales tool. The prospective buyer who makes an offer does so with full knowledge of the condition of the home. This significantly reduces the risk of last-minute cold feet and lost buyers.

Additionally, because you arranged the inspection, you have the chance to review the report before it is finalized, and to offer any documentation you may have that will make the report as accurate as possible, or time to make repairs and get a second inspection and report at a reduced cost.
